independent building advice on the mornington peninsula

About Wainwright Constructions and Seed Building Consultants

Wainwright Constructions has been trading as a licensed building company since 1987, delivering high-quality homes across Victoria. Based on the Mornington Peninsula, the business is led by Managing Director Paul Wainwright, an experienced, registered builder and trusted building consultant with more than 35 years in the industry.

Through Seed Building Consultants, the consulting arm of Wainwright Constructions, Paul now supports clients earlier in their journey – offering clear, practical building advice alongside the option of future construction or renovation works when the project is the right fit.

Experience you can rely on

Paul supports residential projects with expertise in:

  • site selection and feasibility

  • project planning, management and supervision

  • planning and permit advice across local government areas

  • construction, renovations and specialist builds

While Wainwright Constructions is based on the Mornington Peninsula, Paul and his team have delivered projects across Melbourne, regional Victoria and beyond – including builds in locations as diverse as Timor and French Island. Where practical, the team is happy to travel to support the right project.

A focus on sustainable and energy-efficient homes

Paul has a long-standing passion for energy-efficient building and thoughtful design that works in harmony with the natural environment. His approach prioritises:

  • passive solar design and energy efficiency

  • environmentally responsible and renewable materials

  • homes that are comfortable, durable and beautifully resolved

This philosophy underpins Paul’s work as both a builder and consultant, particularly for clients seeking tiny homes, modular homes, granny flats and energy-efficient homes on the Mornington Peninsula.

Specialised building knowledge

Paul’s experience spans a wide range of residential projects, including:

  • large family homes

  • tiny houses

  • modular homes

  • granny flats

  • second dwellings.

This breadth of experience allows Paul to offer grounded, real-world building advice for tiny and modular homes, helping clients understand what’s achievable on their site before committing to design or construction.

Continuing a design legacy

Early in his career, Paul was mentored by the late, award-winning architect John Baird, founder of Fairweather Homes. John’s design-and-build practice specialised in energy-efficient kit homes, with principles that were decades ahead of their time.

Many of John’s ideas – including passive heating through north-facing orientation, carefully designed verandas and pergolas, high levels of insulation and the use of renewable timbers – are now embedded in building legislation. Paul is proud to carry forward this legacy, applying these principles to contemporary homes that respond to today’s environmental and lifestyle needs.

Consulting first, with building expertise behind it

With the launch of Seed Business Consulting, Paul is taking his work in a new direction, with a renewed focus on tiny homes and modular homes on the Mornington Peninsula. This consulting-led approach allows clients to access trusted guidance early, while keeping the option open for construction or renovation services when the time is right.
